Splitting rent in Los Angeles
In Los Angeles the thing that breaks an even split is rarely the bedrooms — it is everything attached to them. Parking is frequently a separate line on the lease, a converted garage or bonus room is not the same as a bedroom with a closet, and a household where one person drives forty miles a day and another works from the kitchen table uses the apartment very differently. Parking is its own bill
Where spaces are assigned and charged separately, they belong outside the rent split entirely: whoever uses a space pays for it. Rolling parking into the total and dividing means the person without a car is subsidising the person with one, every month, for something they cannot use.
Where there is one free space and two cars, that is a rota rather than a payment, and it works far better written down than assumed.
The converted garage
A bonus room, a converted garage or a room built off the back is often the largest space in the house and frequently the worst insulated, with the least direct access to the bathroom. Floor area alone will hand whoever sleeps there the biggest share of the rent, and that is usually the wrong answer.
Ask what the room would rent for if it were listed on its own. That question settles more of these than any formula, because it prices the walk to the bathroom at three in the morning.
Different schedules, same apartment
A household where one person leaves at six and another is home all day is not sharing the flat equally, and this comes up more here than in cities with shorter commutes. It rarely justifies changing the rent split, but it does justify changing everything else: whoever is home more uses more power, more water and more of the common space.
